Should I port my current mortgage?
Porting takes your existing rate to the new house and avoids the early repayment charge. Whether it beats a new deal depends on your rate, how long it has left and what you need to borrow on top. We run both sums.
Borrowing more for the bigger place
Top-up borrowing usually sits on a separate rate from the ported part. Lenders reassess your income for the whole loan, so a pay rise helps and a new car loan hurts. We check before anyone applies.
Timing the chain
Mortgage offers last around six months with most lenders. We time the application so the offer is live when the chain completes, and keep the lender updated when the chain does what chains do.
Selling first, buying later
Breaking the chain gives you a stronger buying position and a penalty question on the old mortgage. We work out what the gap costs and whether it's worth it.
The awkward properties
