Yes. You pay no broker fee for our mortgage advice. The lender pays us a procuration fee when your mortgage completes, and we tell you the amount before you commit to anything. It does not change which deal we recommend. Wording to be confirmed with Quilter compliance.

It depends on your income, outgoings, deposit and the lender. Most lenders work from a multiple of income, but each has its own view on bonuses, self-employment and existing debt. The first conversation gives you a realistic figure rather than a website estimate.

Usually a day or two once we have your documents. It is a soft check with a lender that says, in principle, they would lend you a given amount. Estate agents often want to see one before taking an offer seriously.

Not usually. Most lenders want two years of accounts or tax returns, a few will accept one. We know which lenders are comfortable with which kind of income, so you apply to the right one first time.

About six months before. Many lenders let you lock in a new rate that far ahead, and if rates drop before you switch we can usually move you to the lower one.

No. The office is there if you want it, but we also come to you anywhere in Dorset, or do the whole thing over video and email.

Your home may be repossessed if you do not keep up repayments on your mortgage. Some Buy to Lets are not regulated by the Financial Conduct Authority.
